However, the conveyancing team will customize each sales contract to accommodate all factors, commercially and personally prior to the parties entering the contract.

We can act for clients anywhere. It is always advised to visit Dubai for the final stages of the property transfer but along as purchasing funds can be issued locally and received locally we can facilitate remote transfers using our POA services.

As conveyancers and brokers are party to a financial contract when managing a sale, they are duty bound by central bank to declare information on the parties. The KYC (know your client) document is simple to fill in and can be completed online.

What is the contract?
The contract, known as Property Sale Contract, describes what is being bought, the price, the buyer and seller details and the completion date. It also contains standard and special conditions to regulate the position should any dispute arise between buyer and the seller. You must tell your Broker & Conveyancer if any of the details in the contract are incorrect prior to entering the contract.

Do I have to pay a deposit?
When contracts are entered into, a 10% deposit is due to the seller as part payment of the purchase price to be held in escrow with the conveyancer and handed over to the seller on the day of successful transfer. If the buyer fails to complete the purchase the seller receives the full 10% as compensation.

What are Oqood and title deed?
In case that you are purchasing a property off-plan, i.e. a property that has not been completed yet, you will be registered in the so-called Interim Real Estate Register kept by the Dubai Land Department. The proof of such registration is called Oqood. Once the property has been completed or if you buy a finished property, you will be entered as owner of the property in the Real Estate Register. Based on such entry, you will receive a title deed. With Oqood and the title deed, respectively, you can prove your rights to a property.
