Power of Attorney
Authorizing a person by appointing him/her as your Power of Attorney allows you to give permission to an extended party to act on your behalf in all legal and non-legal matters pertaining to your property. These can be comprehensive or limited leeway. This allows you to travel freely in and out of the UAE and know that someone has your concerns protected and is dealing with your transactions in a reliable and professional way allowing you to holiday, manage business or travel without the apprehension about time differences and being close to phones and computers when needed.
Title Deed Registrations
The title deed is the most important document when you are purchasing a Real Estate asset in Dubai. It’s your final proof of legal property ownership and it’s requested if you wish to rent or sell your home in Dubai. It is therefore mandatory to register with the Dubai Land Department and receive your title deed.
Property Gifting
Gifting a property in Dubai is a process whereby an individual can transfer part or all of a property to a qualified relative as a gift, authorising them to a decrease in the transfer costs of the property.
Procedures:
- The owner is obliged to obtain an evaluation report.
- The owner should have an No Objection Certificate (NOC) from the developer of the property. The owner and the beneficiary are compelled to confirm their first degree relationship through an attested document issued in their respective home country.
- Once the originals of the mandatory documents are received, the transfer of the property can be done by visiting the Trustee offices.
Real Estate Investor Visa
The Real Estate Investor Visa is given to high net-worth foreign nationals who wish to acquire residency in Dubai by investing a property. At the moment, investors are entitled to obtain a three year or five-year property investor visa as facilitated by the DLD.
The property owner is qualified to apply for a residency visa for himself or herself and his or her immediate dependants (spouse and children) which is renewable indefinitely as long as the property ownership is retained pursuant to the prevailing rules and regulations.
